CH 28 Project Managment Flashcards
what parts of the job does a project manager coordinate
the entire job process- from inception to final move in and post occupancy follow up
list some tasks a project manager is responsible for
writing proposals
writing contracts
scheduling
keep the project on track (time and schedule wise)
manage the team
do change orders, and payment
job close out
what types of tasks would a project management software help with
estimating time and fees required
tracking actual time and costs
making invoices
maintaining project documentation like correspondence
tracking productivity
what is one of the first task of a project manager when on a project
fee projection- total fee the designer will receive for the project and schedules the staff members
what’s a fee projection chart
combines time scheduling with fee projections. time across horizontally with phases on the left and money connecting the two
monitor the sheets weekly to track progress
what is monitoring when it comes to project management a
keeping track of the progress of the job in time, fee and quailty. uses a bar graph at the bottom. compares weekly time sheets with the original estimate.
has an actual and budgeted column on the left and plots it on a graph
monitoring the quality is hard- that drawings are being done to an acceptable quality of the firm and codes are being met
why must you document everything that is done on a project
for record in case of legal problems and also to create history to use for future jobs
also better for communication via email than a phone call
what is a project notebook
basically the project binder that has:
contracts
fees
schedules
programming
communications
contract admin
close out and follow up
purpose is to give the project manager immediate aces to info for planning, coordinating and monitoring the job. also can be taken to meetings and the job site. Can be stored electronically
Quality Planning
Involves determining with the client what the expectations are concerning design, cost, and other aspects on the project
what is the most efficient way of taking meeting minutes
by having a pre-printed form to fill out that you can quickly type up later
what is the most common time in a project where project perfection syndrome happend
when all of the quality standards have been met but the designers want to refine the design in order to improve it. This is often not profitable and the changes are so minor it doesn’t show for the extra time used to make them
why must the designer/project manager be knowledgeable about construction scheduling
so the client has a general idea of the total time the project may take
when scheduling time it takes to complete design phases, what does a project manager need to take in to consideration about the project
the size and complexity of the project
number of people working on a project- having too many ppl provides a coordination problem
the abilities and design methodology of the project team- are they all juniors? they need more time than senior staff
type of client and the decision making and approval process of a client- large companies take longer to make decisions
Fixed dates if required like movie in or lease expiration- things the designer has no control over
what’s a Gnatt chart
a scheduling tool for design and construction
most common
bar chart
activities on left column, time across top, horizontal bars of which tasks will be worked on during each week.
schedule in a chart format that lists individual tasks with a timeline. While they are simple and easy to read, they don’t show all sequences and dependencies. They are good for use for small to medium-sized projects.
what is a CPM chart
A critical path method chart. the one with circles and arrows
critical path is the shortest amount of time a project can be completed in
a diagram showing the earliest and latest possible finishing time. CPM chart identifies specific tasks that will affect the project finish date, which is called the critical path. A critical path is illustrated with a heavy line on a CPM chart.
