When do we evaluate the performance of a building?
At Concept and Design, during Construction, Pre-Occupancy and Post Occupancy Evaluation (possibly the most important). Soft landings and performance in use.
What is the rationale for Building Performance Evaluation?
The UK government’s target of reducing UK carbon emissions by 80% by 2050 when compared to 1990
What technologies can we use to measure performance?
Using research, software (eviz, ifore), thermal imaging, energy metering, energy analysis.
Which components might you evaluate?
Building fabric, building services and control strategies
energy, fuel and water use, handover and commissioning processes, occupant satisfaction,
occupant comfort.
What does soft landing mean?
It requires the design and construction teams to be involved beyond practical completion. Setting requirements at the beginning and maintaining focus on these through to completion.
Name the 6 soft landings phases.
Inception (brief), Design, Construction, Pre-handover, Initial Aftercare, Extended Aftercare and POE.
When is the soft landings champion employed?
From the beginning of the project.
When does the physical integration between facilities management, end-user and construction team begin?
It should be during the pre-handover phase.
What happens in the initial aftercare phase?
At least one member of the design and construction team is available on site for 6 weeks to guide the users and facilities management team.
When should the POE studies be carried out?
Between 12 and 18 months and then at 36 months.
What other Building Performance Methods are there?
Part L, BREEAM, LEED, FITS, SAP, CSH, POE,
Planning Restrictions and indicators like the ONS.
