what is an isometric drawing?
a 3D view where the building is on a 30 degree axis from the base line
what is a perspective view?
a drawing the disappears into a vanishing point
what is an oblique view?
the face of the drawing is parallel to the base line but the side view is at a 45 degree axis to the base line
what is found on elevation drawings?
2D drawings of each face of the building
how many climate zones are in BC?
6 climate zones (4,5,6,7A,7B,8)
who do you contact if there are important missing dimensions?
The architect
what are construction lines?
light solid lines to reposition drawings or transfer lines to another drawing
what are beam lines?
alternating long and short dashes to indicated the centre of a beams location
what is a leader line?
a line with an arrow to point to an object with a text description
what is used on the ends of joist lines?
little flags
what are hatching lines?
used to fill spaces in-between object lines to indicate which material is being used for that object
who passes bylaws?
municipalities and regional districts
how often does the building code get revised?
every 5 years

What 5 bylaws are there?
Animals, Building, Driveway access, Tree Removal, Zoning
what does site coverage mean?
the lot area that ic covered with a building
what is a setback?
the shortest distance from the building to the property line
how do you measure building height?
most common is to measure from the average natural grade to the highest point of the roof
what are the 2 most used by carpenters parts of the building code?
Part 3 and Part 9
what does HDD stand for?
heating degree days calculated by the number of days for a location where the main temperature is under 18 degrees
what is the definition for “substantial performance of work”?
in the lien legislation applicable to the place of work
what do the general conditions do?
protect both the home owner and the contractor
when are supplemental conditions used?
at the end of the contract to adjust or modify the standard general conditions
what is included in the specifications book?
writing only no drawings
what are the 4 main types of contracts/method of payments?
Fixed sum, Unit Price, Cost plus, Target price
what is the difference between fixed sum and target price?
similar except target price cost saving are split in half between the owner and the contractor
what are some thing allowances are needed?
cabinets, flooring and fixtures
why are bid forms beneficial?
easy to compare each bid
What is Tendering?
the process and length of time it is to receive and calculate the bids with the proper information
what is an analogous estimate?
using cost form another similar project
what are the three main things needed for a detailed cost estimate?
A task List, a material and labour take off, a price sheet for materials and labour
what is added after a cost estimate is established?
a contingency allowance usually of 10%
what is bonding?
bonding is insurance for a specific use and is paid for in a lump sum
what are the 3 types of bonds?
A Bid Bond, Labour and material bond, and performance bond
what is the company that issues the bond?
the surety
A bid bond is in place for what reason?
so that the contractor that wins the Bid must actually take the Job
