What is Zoning?
The regulation of private land use and development by local government.
What is a Master Plan?
Comprehensive plan to guide the long term physical development of a particular area.
What is Police Power?
The state’s inherent right to regulate an individual’s conduct or property to protect the health, safety, welfare, and morals of the community.
What are the different zones land can be divided into?
Residential, commercial, agricultural, industrial, special use properties
What are Special Use Propperties?
Schools, hospitals, police stations
Zoning ordinances are a set of laws which control the:
Height of buildings, setback, density, floor area ratios, buffers, buffer zones, and variances.
What is a set back?
The distance from the edge of the road or sidewalk to the structure that was built.
What is Density?
Usually associated to subdivisions, restricting the number of houses per acre that may be built within the subdivision.
What is Floor Area Ratio?
The ratio of the square footage to the land area. Can be used in zoning to limit amount of construction in a certain area.
What is a buffer?
Found between two lots, such as a fence, wall, or a row of trees.
What is a Buffer Zone?
A space of land between two use districts such as a park, playground, or a highway.
What is Down Zoning?
The change to permit less intensive developments that are currently permitted.
What is Variance?
The exception that is granted from the zoning rules.
