I inspected Whites House for potential acquisition purposes. It was was a Georgian building with an office use located in the Town Centre. I inspected the property and although there were no apparent defects, I advised my client to obtain a building survey before committing to a purchase due to the age of the building.

- Sash windows
- Larger windows on ground and first floor and smaller windows on third floors.

So any hidden defects that may have an effect on the value were known to my client.
What was the reason for the purchase?
My client was developing the perimeter of the car park it adjoined with town houses, and the conversion of this building was going to enhance the development.
What are some of the common defects associated with buildings of this age?
- Subsidence due to shallow foundations
- Rising damp as some Georgian properties were built without DPC’S.
- Deteriorated wooden pegs on roof tiles.
