Legal Description
A detailed way of describing a parcel of land for documents such as deeds and mortgages that will be accepted in a court of law. Based on a survey.
Survey
the process by which boundaries are measured by calculating the dimensions and area to determine an exact location of a piece of land. Exact boundaries of the the property.
Metes and Bounds
Locate property boundaries by referencing the direction and distance of the property lines. Boundaries are recorded by referencing to linear measurements, natural and artificial landmarks (monuments) and directions. Completely enclosed- POB is the same as POE.
Monument
Used in Metes and Bounds to locate POB. Can be an iron pin or concrete post placed by the US Corps of Engineers or surveyor.
Lot and Block
Based on subdivision plat that shows the division of land into blocks and lots and also shows the streets within the subdivision that are to be dedicated for public use.
- Lot and block number
- Name or number of the subdivision
- Name of the country and state
Rectangular Survey System/ government survey
Land divided into rectangles. It is based on sets of two intersecting lines: principle meridians and base lines. Land parallel to meridians and base lines are divided into ranges and townships. Townships are divided into sections. Township has 36 sections; each section is one lie square or 640 acres.
Not used in PA.
Land Surveyor
licensed professional who is trained and authorized to locate and determine the legal description of any parcel of land. Need a survey- (states the property legal description) and a survey sketch- (shows location and dimensions of the parcel).

Air Lots
Composed of airspace within specific boundaries located over a parcel of land
Pennsylvania Condominium Property Act
Registered land surveyor must prepare a plat showing the elevations of floors and ceilings on a vertical plane and the boundaries of the condominium unit with reference to an official datum. Separate plat for each floor of the building
Datum
Point, line, or surface from which elevations are measured or indicated. United States Geological survey is defined ad the mean level of the sea at NY Harbor, There is local datum in large cities.
Benchmarks
Permanent reference points that have been established throughout the US. They are usually brass markers set into solid concrete or asphalt bases. Used for marking datums. Sometimes for surface measurements.
Spot survey
Map that shows the location, size, and shape of buildings located on a lot
