A
  1. New lease From 1st April 2018
  2. All existing leases from 1 April 2023 for commercial

Exemptions to MEES regulation?

A
  • If building doesn’t need a EPC (church)
  • Industrial units or workshops
  • Tenancy is less than 6 months (no security of tenure)
  • Tenancy is more than 99 years
  • Not feasible to get to EPC E (7 year payback), they need 3 quotes)
  • Improvements devalue the property
  • Third party consent is refused

Exemptions must be pre-registered to LA and renewed every 5 years

A

< 3 months = <£5,000 or 10% of Rateable value max £50,000
3 months < = < £10,000 or 20% Rateable value max of £150,000

Changes to MEES (Non - Domestic)?

A

Rating will need to be:
C in 2027
B in 2030

  • Listed buildings will need an EPC
  • EPC must be registered online by April 2025
  • Payback Calculator will be available
  • Can only let compliment properties.
