Stated NIA in accordance with IMPS 3 -Offices
- Measured to IDF
- On an exclusive floor area basis
- Excluded common facilities
- Excluded Limited use areas (Collums close to walls and low cupboards.
Difference between IMPS 3 and NIA?
IMPS
- Goes to IDF
- includes area under 1.5m (stated seperatly)
- Includes Collums
- Midpoint of partition is taken for multiple tenants on a floor.
- Balconies for exclusive use by one tenant are included by stated separately

- Get is calibrated yearly.

- Took that as GEA
- Base practice states is approx. 2-3% larger.
