Structure of the CT Real Estate Commission
eight members (five in real estate business) three licensed brokers and two licensed salerspersons and three members of the public; one member from each congressional district and no more than a bare majority from the same political party
Person
individuals, partnerships, associations, limited liability companies or corporations
Engaging in the Real Estate Business
any person acting for another and for a fee, commission or other valuable consideration who performs or offers or attempts to perform brokerage activities
Real Estate Broker
any person or entity who, for another and for a fee, performs, offers to perform or attempts to perform any of the following activities pertaining to real estate (lists, sells, exchanges, buys, rents or collects rent, resells a mobile home)
Real Estate Salesperson
any person employed by a real estate broker or affiliated with a real estate broker as an independent contractor who performs or offers or attempts to perform any of the activities listed previously on behalf of a real estate broker
Exemption from Licensure
clerical or custodial employees of a broker, real estate owners and landlords who are not primarily in the real estate business, on site superintendents, attorneys at law when serving as legal counsel, fiduciaries, selling under a court order, trustees, witnesses, government employees within the scope of their regular job, any nonprofit employee who manages section 8
Broker License Experience
actively engaged for at least two years as a CT licensed salesperson under the supervision of a CT licensed broker
Irrevocable Consent to Suit with the Commission
enables lawsuits and legal actions to be brought against the nonresident licensee in CT
Continuing Education
all licenses expire annually, brokers 3/31 salespersons 5/31; must take 12 hours every two years
Retirement Status License
any person 65 and older holding an active CT real estate license may renew the license as a retirement status
