Combined State and Federal Protected Classes
race, religion, color, national origin, ancestry, sex, marital status, age, lawful source of income, familial status, physical disability, mental disability, learning disability, sexual orientation, and gender identity or expression
Protected Class
a group of persons protected by statute from unlawful discrimination
CT Fair Housing Application
apply to residential transactions when a dwelling is involved; a dwelling is real estate used or intended to be used as a single family house or multifamily housing
Steering
to restrict or attempt to restrict the choices of any buyer or renter to purchase or rent a dwelling to an area that is substantially populated by persons of the same protected class as the buyer or renter
Blockbusting
to induce or attempt to induce any person to sell or rent any dwelling by representations regarding the entry or prospective entry into the neighborhood of a person or persons of a particular protected class
CT Exceptions to Fair Housing (DOES NOT APPLY TO LICENSEES)
landlord’s house, two unit dwelling occupied by a landlord, unmarried and unrelated man and woman (landlords can refuse to rent to them), age (minors or housing for older persons) rental of sleeping accommodations provided by associations
CT Commission on Human Rights and Opportunities
enforce CT Fair Housing Laws, receives initiates and investigates complaints that are alleged to be in violation of fair housing statutes
Nonmaterial Fact
brokers, salespeople and owners are not liable to buyers or tenants for failure to disclose that 1 the property occupant has or had a disease listed by the DPH or 2 a suicide murder or other felony occurred on the property
Accessibility Standards
new multifamily buildings containing four or more units must be constructed according to new accessibility standards; 1 accessible route into and through the unit 2 kitchens and bathrooms that are wheelchair accessible 3 accessible light switches, electrical outlets, thermostats and environmental controls 4 reinforced bathroom walls to allow for the installation of grab bars
