-serve the adjacent communities as well as load residents
-close to major collectors and arterial roads
-most users drive to a community park therefore parking is required

Central Park
-often associated with urban settings
-serves populations in a densely populated area, such as new york or vancouver
-more prevalent to urban areas with limited natural open space
-not common in a residential subdivision
-as one of the conditions for subdivision approval, developers are required to dedicate up to 5% of the total area per subdivision to parkland
-the title of the parkland belongs to the province
-leave strip is not counted as a part of the 5% for park use

What are the exceptions for Large Urban Parks?
Exceptions to this rule are:
-no park dedication reserved for subdivision of less than 3 lots
-not needed if smallest lot in subdivision is less than 2 Ha
-Not needed if it is a consolidation of a number of lots into a larger parcel of land
-A municipality can accept cash in lieu of parkland dedication, ie the developer may be asked to pay 5% of the assessed market value of the land to the city for future park use

-serves toddlers or seniors
-has swings, slides, see saws, park benches for seniors
-serves people around half a kilometre away
-accessed by walkways normally,it could be located by local roads as well,
-parking is not required
-bathroom facility close to the playground
-sitting area for parents to watch kids
