First paragraph pre release 9 marker
The Tudeley village dev proposal shouldn’t be approved bc will increase traffic congestion on alr busy roads. Fig 3 states that the dev will worsen congestion in the area, + roads and other infra won’t be able to cope. This will lead to decreased productivity as people won’t be able to commute to work as easily. Will also have negative impact on env by contributing to local air pollution. This is a major issue, especially as one of the dev’s main aims is to be sustainable.

Another reason the dev shouldn’t go ahead is bc existing infra and services won’t be able to cope w scale of dev. Fig 3 says the current electricity + sewage infra won’t be able to support such large dev, and local services will be put under pressure. Additionally, plans to expand / improve infra won’t be carried out for several years; for example the proposed railway station won’t be built until 1900 homes have been completed - therefore infra will take a long time to catch up with scale of dev, and in meantime existing services and infra will be put under increased pressure.

However, the dev proposal will help supply the increasing demand for housing in the UK. According to Fig 1 the govt plans to build 300,000 new homes per year, and the Tudeley dev would help get closer to this target. 1 in 7 people in England are directly impacted by the housing crisis, which has led to several issues inc overcrowding + homelessness. The Tudeley village proposal could provide affordable housing for local people and help solve England’s lack of housing.
To what extent will the Tudeley village development be sustainable? (6)
The dev will be sustainable to a sig extent. Fig 3 shows that the dev has a focus on sustainable transport, w plans for cycle routes, footpaths + electric vehicle charging points. These will allow residents to be more environmentally friendly by reducing CO2 emissions + preventing local air pollution. Fig 3 also says that existing habitats will be protected. This includes nearby ancient woodland such as the High Weald, an area of outstanding natural beauty. This is a valuable habitat for animals + plants, so protecting areas like this allows the env to be kept safe for future generations + protects local animal and plant populations
Explain how brownfield land is more beneficial to build on than greenfield (4)
Figure 1 says that brownfield sites are located in urban areas and already have existing road networks and infrastructure. This means that housing developers don’t need to plan for new road networks. Building on brownfield land is also more sustainable. It doesn’t require the destruction of countryside or contribute to urban sprawl
