Is every room required to be provided with lighting and ventilation?

A

B(P)R 29: Every storey of every building used or intended to be used for the purpose of an office or for habitation shall be provided with effectual means of lighting and ventilation
For the case of an office it is required a modification/exemption from B.A. to provide artificial lighting and ventillation.

What is the minimum requirement of a window?

A

B(P)R 30:
At least one window in a room such that:
The aggregate superficial area of glass is not less than 1/10 of the area of the floor of the room
The window must have an onpenable area of at least 1/16 of the area of the room. The top of the opening is at least 2 m above the floor (1.9 m for detached and semi detached buildings)
And it should face to an external open area

Requirements of the constructed window (B(P)R 31)

A

1 (c) if a prescribed window on a habitation room faces into a space (not a street) with an opposite building/wall another rectangular plane is inclined at an angle of 71.5º to the rectangular horizontal plane, no part of the building should protrude above this plane(76 for office/ kitchen)
