Talk me through your measurement of EITHER Pub

• Measured pub for valuation purposes
• Prior to inspection I printed off scaled floorplans of the property
• I measured the property using a disto to GIA
• I did this by taking measurements from each of the internal walls and annotated on my floorplans
• I made sure that the disto was placed flat against the wall and I could see the red laser dot was in the correct position.
• In line with code of measuring practice I included all columns, chimney breasts and stairwells
• I excluded the beer garden canopy area outside

Once I got back to office I scanned my floor plans and kept a record

How did you calibrate your disto

My Disto gets sent back on annual basis to manufacturer to get professionally calibrated

In addition before undertaking any measurement i ensure i do a few check measurements to ensure accuracy and its working correctly.

In line with the RICS Code of Measuring Practice 2015

Why didn’t you use IPMS?

Answer 4

RICS havent incorporated IPMS all buildings 2023 yet and only offices and residential properties should be measured to IPMS standards.

For all other assets classes, RICS state that COMP is best practice

You measured to GIA, what is the difference between GIA and IPMS 2?

Answer 5

IPMS 2 is measured to the IDF rather than the internal perimeter wall

IPMS 2 only incorporated by RICS for residential and offices
