Q

On what basis would you measure a shop / retail unit?

20
Q

What are measured surveys?

A

Measurements of buildings in order to produce accurate drawings to scale

21
Q

What is BIM?

A

Building Information Modelling

The process of creating and managing information for a built asset

22
Q

What tools do you use when measuring? What others are there?

A

A distometer

A tape measure, a trundle wheel, rod

23
Q

How often would you calibrate your distometer?

A

Every year with the manufacturer

24
Q

What would you ask for prior to taking measurements?

A

Floor plans

25
When wouldn't you use IPMS?
If requested by the client or when it's a small local project where the client prefers traditional UK standards like GIA or NIA
26
What experience do you have in measuring residential properties?
A lot. I am aware you would measure in GIA.
27
What are the benefits and limitations of using a distometer?
Quick and easy to use, but may not have battery and may not be calibrated
28
How would you measure a retail unit?
NIA, then convert it to ITZA for valuation purposes
29
How would you zone a shop?
Start from the shopfront and move backwards into the shop every 6.1m
30
How would you calculate zoning?
Split them into zones every 6.1m Zone A - A/1 Zone B - A/2 Zone C - A/4 Remainder - A/8
31
What is the accuracy of a distometer?
+/- 1mm to +/- 3mm
32
What are the differences between IPMS 3 and NIA?
1.5m, IDF, columns included, covered balconies/galleries included if for single tenant.
33
What scales would you commonly see in drawings?
1:100 in general floor plans 1:1250 land reg plan 1:2500 location plan
34
Why do check measurements?
To ensure the previous measurement's accuracy
35
What digital mapping software do you use?
Edozo Promap Google Earth
36
What is reasonable tolerance when measuring?
2 - 3%
37
Why did you cross check with plans provided by the client for West Stone House?
To ensure the accuracy of the previous measurement provided
38
How do you ensure that your laser distometer is calibrated?
Test against a known distance and use the calibration target
39
What is the latest IPMS?
IPMS All Buildings 2023
40
What if IPMS is not suitable?
Document a reason as to why it is not suitable
41
What is IDF?
Internal Dominant Face Inside finished surface comprising more than 50% of the floor to ceiling height
42
What are the THREE IPMS standards for measuring residential buildings?
IPMS 1 - Residential: External IPMS 2 - Residential (Internal): Internal area of the building IMPS 3 - Residential (Occupier): the occupation of the building on an exclusive basis to an occupier
43
What is the site depth?
The measurement from the front to rear boundaries
