What is the difference between GEA and IMPS1?

A

GEA is the total floor area including the external wall and within the walls. It excludes canopies and covered walkways.

IPMS1 is the same however you should measure the balconies, rood terraces and note them separately in your calculations.

A

Take a know size and compare. Should get it calibrated regularly

I have measured industraial units for Valuation purposes, they are measured on a Gross Internal Area basis

You attended a CPD event hosted by another surveying firm that focused on IPMS and the advantages of its implementation. Can you talk me through what you would consider to be the disadvantages of IPMS?

A

The benefits of IPMS:
Increased transparency of property data.
Consistent language for the property world.
Reduces risk, facilitating international trade in property.
Easier property portfolio benchmarking.
Greater credibility for valuation professionals world-wide

Disadvantages:
Not widely used yet

Can you talk me through what is included and excluded under IPMS3?

A

IPMS3 is most similar to NIA and is used for agency and valuation purposes. It takes meaurements to the IDF and includes columns and areas under 1.5m in height.

How does IPMS3 differ from NIA?

A

NIA removes columns, areas under 1.5m height, does not include balconies etc.

IPMS3 the measurements are taken to the IDF, columns and <1.5m are included. Balconies / roof terraces for exclusive use are measured but noted separately.

A

Try to do measurements on a joint basis. I would also check plans and historical measurements to see where the difference comes from.

What is defined as a limited use area under IPMS3?

A

Limited use areas allow members and users to quantify separately those areas in the relevant IPMS total, such as areas with limited height, where special consideration may need to be applied for valuation, leasing or other purposes.
