Surrounding area, external then internal
SA = local amenities, transport links, surrounding occupiers, location, aspect

What factors would you look for when inspecting an industrial property?

What would be expected in a Grade A office spec?
CBRE defines grade A as a new, never been occupied before property in a core location.

Name some common building defects?
Rising damp, wet rot, dry rot, cavity wall tie failure, subsidence, drainage issues, damaged roof, blocked gutters
When inspecting the surrounding area what would you take into consideration?
situation, aspect, local facilities / amenities, transport links, environmental hazards, flood risk, market conditions, agents boards
What equipment do you tend to take onsite with you when undertaking an inspection?
day book, pen, plans, laser measurer, PPE, mobile phone
4 examples of PPE?
hard hat, high vis, steel toe boots, safety glasses
On the office building in Bellshill you advised improvements to the common parts were required. What recommendations did you make to your client and why?
To replace / clean the carpet tiles, ceiling tiles and to upgrade the lights to LEDs plus general paintwork. I recommended this as I believed the common areas were not a reflection of the high standard within the suite and it could let the viewing experience down.
In your inspection of the Glasgow city centre office property why did you advise your client to leave the existing fit out insitu? Did they take your advice?
There is an increasing number of requirements in the market seeking ‘plug and play’ space, e.g. they are looking for office space that already has fit out in place.
You noticed some areas of wear and tear, what advice did you give to your client on this?
We could undertake some minor repair work where necessary. It is likely a tenant would seek a schedule of condition anyway.
How do you identify asbestos? What types of asbestos is there?
Based on the colour. There are 3 common types of asbestos. White (Chrysotile). Brown (Amosite). Blue (Crocidolite).
If you were on inspection and came across asbestos, what would you do?
Leave, close down builidng, let client and colleagues know.
If you went to see a building on your own, what would you do differently than if a colleague was with you?
Dont take lifts, lock building if on your own, do not let a viewing party in between you and the exit.
Re submission question about upgrading lights. Can you put LED bulbs in LG7 lights?
Yes.
You mentioned you upgraded the internal signage, what signs?
directory board, tenant signage at suites, health and safety signage.
