Level Three - Example Three (Essex) Flashcards
How did you note the roof was in a poor state? What defects were you looking out for?
I was able to view the property on street view before inspection and see the roof from an additional building.
Can you explain what you mean by economic lifespan?
The expected period of time during which an asset remains useful to the average owner.
What was your take away from this? (speaking with investment agents)
There would be a discount that would come with the property if the roof wasn’t replaced.
Why did you speak with your building surveying colleagues? Could you have done this yourself e.g., via BCIS?
I spoke with the building surveying colleagues as this is their day to day work. BCIS is a guideline which bring with it average costs.
Was it suitable for loan security?
Yes it was.
