How did you carry out this inspection - walk me through your process.
What is the retail market like in Reading?
Reading has strong shopping centre for town of its size, therefore, other roads still do relatively well. Fairly strong mid market town.
What other advice could you have provided that could have worked?
Full refurbishment - brand new white box - expensive and might not make a huge difference to rent.
Strip out to shell and core - tenants fit out wasn’t that old and issues were decorative, things could be used by anther tenant - likely to be a small operator that could make use. this would be less cost and also avoids having to give higher rent free or any capital contributions.
Can do further down the line but refurb doesn’t cost that much at the moment.
