Four terraced garages in South Glos
Poor condition
Cast concrete walls with asbestos roof
Asbestos rainwater goods
Row of 10 garages, client had 3 in a row and a single one
Wooden over doors
End terrace garage had extensive repair
Size for a single small car
How were they dilapidated?
Poor quality doors
Wooden but damaged in part
My client had put up heras fencing around their demise
Vegetation on the roof
end terrace unit extensive damage with precast concrete blocks being displaced
What structural defects should you be aware of?
Existing cracking or subsidence at the property
Damage to the roof, notably if asbestos
What PPE did you take on inspection?
Charged mobile phone
Safety boots
High visibility jacket
As i knew it was dilapidated and i was inspecting from a far i did not require any additional PPE
Why is identifying asbestos important?
It can pose harm to health if not maintained correctly
I would need to be cautious of it on my inspection
Why is it important to note the roof is damaged?
As it may need rectifying
It may pose harm to users and others around
If asbestos it may be harmful
Who put the signs up?
My client put the signs up and the heras fencing
What building materials do you consider hazardous?
Asbestos
RAAC
How did you explain your external inspection to client?
I stated the garages looked in poor condition and fenced off
i noted in my report that it was only an external inspection
