What defects may you find in an office? Period and Modern?
Period - Dry rot, Wet rot, tile slipage
- Damp at roof and ground level
- Water ingress in doors and windows
Modern - Damp at roof and ground level
- water damage from M&E failure
- structural movement
- Damaged cladding
- Cavity Wall tie failure
What is Wet and Dry rot?
Wet Rot - casued by damp and timber decay - signs include wet/soft timber, fungal growth
Dry Rot - Caused by fungal attack - spreads across wood in fine and fluffy white strands
What is cavity wall tie failure?
Where ties holding two cavity walls together break
Could be caused by corroded ties
Signs include cracking along the bricks

Damaged cladding
Cut edge corrosion
Gutting defects
Damaged roof sheets
What is cut edge corrosion?
Where bear edge cladding panels become exposed, damaged and weathered - eventually corrode
Expert assessment but would cut off corrosion and treat edge
