7 types of Standard form contracts talked about in this lecture:

Form is used by the federal government varying slightly from federal agency to agency. Also often used as a basis for other contracts, often because it is considered fair.
Federal Government Construction Contract
Forms are most widely used standard construction forms. Used in both public and Private Projects. If there is a bias, it is slightly in favor of the owner (after all, the architects contract with the owner)
AIA Contract Forms
Forms are recommended by the AGC for use on mostly private projects for both building and engineered projects. If there is a bias, it is slightly in favor of the contractor. (after all, they are the members of the AGC)
Associated General Contractors (AGC) forms:
forms are primarily used for engineered construction in the private sector, and are endorsed by the AGC
Engineers Joint Contract Documents Committee Contract
forms vary from state-to-state and are heavily influenced by federal government forms and practices. Sometimes referred to in various states as the “bible”, and usually contain general provisions and technical specifications
Various state highway department contracts
Often rapid transit districts, water and sewer districts, and other quasi-governmental entities will have their own set of standard froms
other Agency for Contracts
Nothing may be typical, so a contractor must review every provision for both what is there and what is not there. If something is not there, how will it be handled?
One-of-a-kind contracts
Typical documents comprising the contract. A fixed price, competitively bid contract typically includes :
- Bid Documents (AIA construction contract does not include the bid documents, unless stated otherwise)
- General Conditions
- Supplementary Conditions
- Drawings
- Specifications
- Physical Condition Reports
