What did you present your client with when looking at the holiday let option
I presented a business plan outlining the potential income generation from a holiday let vs an AST. I used local comparable evidence to understand what we could charge per week.
AST - £800 per month (£9,600 pa)
Holiday Let - £400 per week (£20,800 pa)
What use class did you look at when advising on the stable to a recreational centre
We would assume that this would come under class R. Due to there being a possibility of renting the space out to local community or including a small shop.
However, this was something I would have enlisted my planning and development team to advise on.
What grant funding was available with the stable block conversion
The initial route that I had looked at was the national lottery fund which can help fund projects such as this for the local community
What planning restrictions could have been present
- Flooding
- Contamination
- Noise
- Traffic
- The Building couldn’t be changed structurally.
- Windows couldn’t be added
What may you do prior to engaging with the local authority
- Submit a pre application to understand what constraints maybe present with the planned works or change of use

To ensure the estate/client creates an overall positive impact on the people and local community
