What is the net internal area and gross external area
NIA – The total usable space between the internal party walls. Used for renting or floor plans
GEA – The measurement of the whole building from the perimeter of the building. Used for valuation or insurance purposes.

International Property Measurement Standards – Global standards to ensure that there is consistency with how buildings are measured
Definition of a ‘Safe Person’
Individual assumes responsibility of their own, their colleagues and others health and safety while in the work place.

Vacant
- Unsure of any potential dangers floor boards, damp loose wires.
- Risk assessment
- Not familiar with the property
Occupied
- Looking at compliance, alarms in the correct location. Damp, mould
- Slipped tiles etc
