I was instructed to inspect an industrial unit in Mundesley for the purpose of a sale.
I ensured i was competent to act and there were no conflicts of interest.
I carried out desk top due diligence, arrange access with the client ensuring I was prepared for my site inspection with the right equipment.
I then carried out the inspection using my proforma and took photos, and once back in the office scheduled the areas.
What advice did you give your client at 3a and B Fairland Street in Wymondham?
Advised them on a sale and letting, what level we should enter the market together with a marketing strategy to achieve this.
I also advised them that the was signs of damp on the lower ground floor which should be further investigated before progressing with a sale or letting.
What advice did you give your client at 5 Albion Court, Newmarket
This inspection was for an acquisition for a client.
I noted on inspection that there appeared to be signs of damage to the roof, I advised seeking further investigation from a building surveyor.
Key information required, life span of the roof and costs of repairs.

You mentioned that you you assessed 78 High Street, Mundesley buildings services for compliance with regulations ?
I ensured the electrics were safe visually, and has the correct certificate, similarly with the Gas.
Make sure the drainage was safe and compliant, man hole covers were safe, was it connected to mains.
You mentioned that 78 high Street used to be a fuel storage site, what should you do in this instance.
Ensure that the property had been suitably decommissioned by a suitable contractor.
May require local authority sign off.
At 3A Fairland street in Wymondham, why did you advise your client to obtain specialist advise on the damp before marketing?
It would have impacted the sale value or ability to let the premises.
