What would a standard risk assessment consist of for a house inspection?
What’s the importance of a record of condition?
To limit dispute between landlord and tenant regarding the condition of the property. Both parties must agree and sign the doc at the start of the tenancy.
Pre and post work record of conditions to ensure the ground is reinstated.
Why do you need to carry out a risk assessment before an inspection?
To mitigate any risks and injuries
You’re on site and face a hazard not included in the risk assessment – what do you do?
Stop, re assess the area to determine if it is safe to proceed
What is a CAT1 hazard?
Urgent potentially fatal hazard - notify the relevant person on site and full report in 5 working days
Can you give an example of why you would not continue with an inspection once you have arrived on site?

CAT 1 Urgent potentially fatal hazard - notify the relevant person on site and full report in 5 working days
CAT 2 High hazard risk potentially severe injury - notify by the next working day and full report in 5 working days
CAT 3 regular hazard level with potentially minor injury - full report in 5 working days
CAT M is for planned maintenance - full report in 10 working days

Hi vis jacket, hard hat, boots, safety glasses
