Can you describe how the property’s type affects the approach to its inspection?
Type of property can vary from residential or commercial-
1930s Georgian properties – I would be looking for things like damp, timber defects, roof defects, subsidence/ structural issued.
How does the age of a property impact the inspection process?
If it’s a new build, less likely to have certain issued.
Pre-2000 may have asbestos
1950s to 1990s may have RAAC
Typically an older proper will have more defects.
What role does the construction of the property play in determining your inspection strategy?
If its damp, I would consider if the property is single brick of cavity wall.
The type of roof would have affect also.
I would consider – Materials used, building age, structural considerations MEP
How do considerations like accessibility and safety factors affect the way you conduct an inspection?
I carry out risk assessments and method statements before carrying out inspections.
What measures do you take to ensure health and safety during inspections, especially when working at heights and in confined spaces?
I carry out RAMS- ensure that I were the appropriate PPE
Can you elaborate on how hazards in a property impact your inspection process?
May cause limitations during the inspection. Must be noted within the report.
What differences, if any, do you keep in mind while conducting different types of surveys such as condition surveys, dilapidation surveys, and those for planned maintenance reports?
Condition focuses on the condition of the property
Dilapidations is to understand the tenants breaches of lease covenant.
Surveys for PPM will focus on H&S requirements, ensure items may not be worsened etc.
How do you approach damp investigations differently than the other types of surveys?
For a damp survey, I would typical take with a me a protimetre.
My approach would be open and an investigative approace and I would be using the RICS damp frame work.
How has your understanding of inspection requirements and factors helped you in conducting efficient and effective inspections at JLL?
I am regularly able to provide inspections for many different types of work, whether professional or project works.
What kind of questions did you ask the occupier during your inspection?
How long this had been occurring, does it get worse when it rains or seasonally?
Why did you recommend inspecting the chimney stack from the exterior, and the chimney pots and flashings?
To assess the condition and to see if there were issued such as spalled bricks and missing mortar which were contributing to the issue.
