Can you provide more details about your site inspection process at the said residence?
I first carried out a desk top review – to understand type of property and construction etc.
I then inspected the property starting in the room where the issue was –
Following on from that I looked and the rest of the bedrooms and then externally.
I used a surveyors ladder to inspected the lead flashings on the extension roof.
What led to your recommendation of monitoring the house for a period of 12 months
I recommended monitoring over the period of 12 months to investigate whether there was seasonal changes or not. Subsequently to this there may have been drainage issues or issued with the tree at the front.
It may have also been that the house was built on cohesive soil which would naturally cause shrinkage in the summer months and expansion in the winter months.
What specific patterns or changes were you expecting or hoping to notice during the seasonal changes?
I wanted to see if there was movement particularly in the winter and the summer and if there was a gradual change or not.
What was the necessity for the drain CCTV survey and arboriculture survey?
The CCTV was recommended to rule out the possibility of a cracked drain. The arboriculturally survey was recommended to rule or the tree at the front of the property.
Could you describe in more detail, the tree at the front of the property and why it was considered to be a possible cause of the issue?
The tree at the front of the property was an ASH tree. Confirmed by the agriculture survey.
What were the other potential factors you considered that might have been contributing to the movement?
Drains – Tree – Seasonal movement
What specific conclusions did you draw regarding the drainage at the front of the premises that led to it being identified as the cause of the issue?
There was numerous cracks within the pipework.
