Why does gentrification take place?

A

. Property development for profit — the actual property price is less than it potential price so the property can be bought, renovated and sold or rented out for profit. This is explained in the rent gap theory.

. Commuting Costs — Being close to the Central Business District reduces the cost of commuting

. Support from Local Governments — e.g. homes for a £1 in stoke and Liverpool

. Creative Individuals — Young Creative Individuals e.g. YBAs move to edgy neighbourhoods drawn by the diversity of urban area such as Brick Lane. This results in Hipsterfication

. Changing Composition of Households — There are more one or two person households without kids who want to be near the CDB for clubs, bars, restaurants.

. Lower crimes rate as level income increases

Disadvantages of Gentrification

A

. Displaces lower income residents that rent houses — decline of Banglatown; the number of Bangladeshi residents living in Brick Lane is falling due to rising house prices . This will also increase homelessness and increase income inequality become rich and poor as rich benefit from rising house prices. More job opportunities for the educated wealthier people as well.

. Increased noise pollution may affect residents, especially the elderly or families with children. Data shows fall in elderly population of Brick Lane

. May lead to community resentment, conflict and protests. E.g. The Save Brick Lane Campaign

Summarise how flows of people (migration) changed brick lane

A

15th century — Local earth used by Brick and title manufactures, giving it the name ‘Brick Lane’

17th century — Influx of French Huguenots driven out of France as streets became popular for weaving and tailoring

19th and 20th Century — Increase in Jewish and Irish migration

1960s — Area now called Banglatown after mass Bangladeshi Diaspora. Brick Lane well know for its curry restaurants.

Recently — Evidence of people and communities still exist : Huguenot churches, Methodist chapels, Jewish Synagogues, Mosques and other traditional shops.

Area has also developed a vibrant art and fashion
scene and the Old Truman Brewery has transformed its vacant and derelict buildings into office, retail and even spaces
