Honeysuckle Flashcards
What was the Urban Renewal Project
- 1 of 13 ‘ Building better cities Program’ (BBCP)
- Started in 1992
- Aimed to transform the suburb “from working waterfront to living harbour”
- The project revitalized the area into a mix of vibrant and lively residential, commercial and recreational land which caters to most demographics enabling the community to “live, work, play”
Amount of money and land given for the project
$100 million from the federal government
50 hectares of land spilt along the foreshores from the state government
What are the different precincts
- honeysuckle
- Cottage creek
- Hunter St
- marina
- Wickham
- Linwood
- Carrington
History of Honeysuckle - urban decay
- Foreshore use to be dominated by blue collar, steel work and cargo manufacturing industries
- After relocation of major employer BHP catalyzed the decline of work and urban decay
- resulted in dilapidated buildings, graffiti, economic decline,
What are the 3 criteria of the project (SEE)
Economic
Environmental
Sociocultural
Economic Impacts of urban renewal - overall
- The project provided a huge economic return and commercial transformation of the Newcastle harbour
- overall produced $3billion return revenue
- Achieve through the development of office/commercial space and urban consolidation
Economic impact of project - Office/commercial space
- Focused in Cottage Creek
- Constructed business offices (NIB, GHD, Hunter water)
- 46, 000m^2 new office and commercial space
- created over 23, 000 job opportunities
- created Honeysuckle’s largest recreational dinning sector (Dockyards, the Landing bar and kitchen)
- The consolidation of white collar tertiary and service business aided in the transition from Newcastle’s old economy to the new economy, booting Newcastle’s economy
Economic impact of project - urban consolidation
- 70 Lee Wharf apartments and 244 DOMA apartments along foreshore promenade
- average price $1.7 million for 2 bed 2 bath
- Increased population density and SES as apartment style of living targets affluent, young professionals and retirees with more disposable incomes (SINKs, SINKs, and Yuppies)
How was the success of the economic impact showcased
- Other private projects have been constructed in the Newcastle harbour area due to Honeysuckle’ transformation such as
- University of Newcastle Q building
- Light rail on Hunter St
- East End Development in Hunter St Mall
Environmental impact of the project - overall
The environmental concern and management was centered in the Carrington precinct
- spent $29 million on the site preparation
Included:
- Decontaminating the land
- rehabilitating Throsby Creek
- Reclaiming land
Environmental impact of the project - Mt Carrington
- Initially the large brown filled site of old steel work, dumped heavy metals into the creek and over time harmful chemicals (mercury and lead) seeped into the soil, contaminating the land
- In turn the project implemented waste management strategies and environmental reclamation to cleanse and stabilise the environment
- Mt Carrington a man-made hill was constructed to contain the contaminated soil and rubble underneath it, with a 3-4 clean cap of clean soil above the waste.
Environmental impact of the project - Throsby Creek
- Initially the water in Throsby Creek was turbid and there was a high level of algae creating a foul smell and lack of aquatic life due to the low water levels
- In turn the project dredged the soil to increase the water depth, enabling greater flow of water, improving the ability to remove the pollutants form the water and reduce the unpleasant odor and growth of algae
Environmental impact of the project - reclaiming land
- Initially the the harbour front land was highly fractured due to erosion
- Hence the project reclaimed land, creating Honeysuckle grove, establishing sea walls along the whole Honeysuckle promenade
- utilisied 8000 tonnes of recycled concrete from the old wharves
- This created greater suburban and recreational land, as well as stabalised the defined the banks, enabling safe interaction to the water and asset protection from erosion and hydraulic action
How was the success of the environmental impact showcased
Mt Carrington
- Mt Carrington is now a large green filled site, with healthy growing vegetation with 150 trees installation provided
Throsby creek
- The growth of mangroves and oysters on the sea walls showcasing the health of the water
- recreational use of the creek (paddle boarders, rowing)
Reclaimed Land
- Creation of small beaches and walk/bike track around the promenade
Sociocultural impact of the project - overall
Through the economic and environmental revitalisation of honeysuckle the project has created a vibrant environment which connects the community and culture of Novocastrians
Through
- Public domain
- Streetscape
- Restoration of heritage buildings
- Accommodating SES
