Health & Safety Flashcards
Please talk me through Carter Jonas’ Lone Working Policy
Split into in the office and out the office
Record all meetings in shared Outlook calendar including location, client name and contact details and expected duration. Use Whatsapp group chat to notify when leaving for site, arrival at site and expected duration, when leaving site and when returning to the office or home.
Escalation procedure - if someone at home is concerned about non-return they should:
Try to contact you on your mobile at least 4 times
If unable to contact within 90 minutes of expected arrival at home they contact CJ office contact
Last resort, particularly at night, contact police
What is the hierarchy of risk control?
Hierarchy of risk control:
Eliminate - redesign activity or substitute substance so hazard is removed e.g. use a drone to avoid working at height
Substitute - replace materials used or proposed work process with less hazardous one e.g. pre-prepared components rather than cutting on site
Engineering controls - e.g. use work equipment or other measures to prevent falls, separate hazard from operators by enclosing equipment
Administrative controls - identify and implement procedures to work safely e.g. reduce need for lone working, ensuring work undertaken in daylight
PPE - only if the above measures can be used, e.g. emergency alarms where lone working can’t be avoided
What does the Health and Safety at Work etc Act 1974 do?
Sets out duties on employers who must protect the health, safety and welfare at work of all employees as well as others on their premises so far as reasonably practicable.
Set up the Health and Safety Executive
Powers for the HSE to enforce employer duties and penalties for non-compliance
Please tell me more about the CDM Regulations 2015
Construction (Design and Management) Regulations 2015
3 stages: pre-construction, construction and post-construction.
Roles: client, principal designer, principal contractor, designers and contractors
When do the CDM Regulations apply and when are they notifiable?
Applies to all building and construction work and includes new build, demolition, refurbishment, extensions, conversions, repair and maintenance.
Notifiable when expected to last longer than 30 working days and have more than 20 workers working at the same time at any point on the project or exceed 500 person days.
What are the main headings in RICS Surveying Safely, 2nd edition?
- Personal responsibilities for RICS members and corporate responsibilities for RICS-regulated firms
- Relevance to RICS professional groups
- Assessing hazards and risks
- RICS members’ places of work
- Occupational hygiene and health
- Visiting premises or sites
- Fire safety
- Residential property surveying
- General procurement and management of contractors
Can you name 7 items of PPE?
- Gloves
- Face mask
- Safety helmet
- Ear defenders
- Eye protection
- Safety footwear (i.e. steel toe capped boots)
- High-visibility clothing
What is the process if you are inspecting a site for the first time - what extra precautions do you take?
I undertake desktop research, for example looking at satellite imagery and streetview to establish a safe route of access and look for potential hazards, assessing what PPE I may need to take with me. On arrival, I will undertake a dynamic risk assessment to see if it is safe to proceed.
What is a dynamic risk assessment?
The continuous process of identifying hazards, assessing risk, taking action to eliminate or reduce risk, monitoring and reviewing, in the rapidly changing circumstances of an operational incident.
What are some of the main risks you have identified on site visits and how have they been mitigated?
At a residential property which was being refurbished prior to letting, the driveway and patio was very slippery. I arranged for this to be cleaned to reduce the risk of slips and falls.
What are the different types of asbestos?
- actinolite
- amosite
- anthophyllite
- crocidolite
- tremolite
- chrysolite
What are the different types of asbestos works?
- Licensable
- Notifiable Non-Licensed Work (NNLW)
- Non-licensed work
What are the different types of asbestos surveys?
A management survey and a refurbishment/demolition survey
What is the safe person concept?
RICS considers the concept of a ‘safe person’ to mean that each individual assumes individual behavioural responsibility for their own, their colleagues’ and others’ health and safety while at work.
What would you have done if you had found Japanese knotweed on site during your site inspections?
I would make a note of the location and size, notify my client and review the Japanese knotweed Management Category assessment decision tree in the RICS Professional Standard “Japanese knotweed and residential property” to decide how best to manage the situation
