A

Work on construction sites. RICS membership allows you to apply for the card, you have to pass a CITB H&S test. As a chartered surveyor, you would apply for the professionally qualified person’s card. As an apprentice, you can qualify for a trainee card.

A

The trigger date for reporting is over 7 days of incapacitation. Such an injury must be reported to HSE within 15 days of the accident. All employees must keep a record of all injuries over 3 days. Accident book must be kept for a minimum of 3 years.

A

In June 2022, the government updated Approved Document B to introduce new rules for external walls and balconies for new blocks of flats to limit the combustability of materials used in external walls of buildings.

Explain your understanding of the Fire Safety Act 2021

A

The fire safety act 2021 was a product of the Fire Safety Bill, following the Grenfell Tower fire in 2017. It amends the Regulatory Reform (Fire Safety) Order 2005.

The aim is to prevent similar tragedies to Grenfell Tower from happening again. 72 people died.

It applies to blocks of flats.

The Fire Safety Act 2021 extends the provisions of the Fire Safety Order to include the structure, external walls eg cladding, common parts, doors between individual premises.

What is the role of the Building Safety Regulator?

A

The Building Safety Regulator is part of HS3 and was established under the Building Safety Act 2022 to regulate higher risk buildings, raise safety standards of all buildings, help construction professionals to improve their competence.

Explain your understanding of the Building Safety Act 2022

A

The Building Safety Act was introduced in the wake of Safety concerns for high rise buildings after the 2017 Grenfell Tower tragedy. The legislation is intended to improve the design, construction and management of Higher risk buildings and came into force from April 2023.

A

Yes -Steel toe caps by themselves are not considered to pose any increased risk of electrocution as they are insulated the rest of the shoe and do not typically come into contact with the ground.

A

LOLER requires that Lifting equipment is strong and stable enough for its intended use and that it is marked with its maximum load.
