What is asbestos?

A

Asbestos is a naturally occurring fibre that was widely used in construction and other industries until the late 1990s. It is a carcinogenic by inhalation

Asbestos was often used in buildings for insulation, flooring, roofing, and was sprayed on ceilings and walls.

A

A register which documents the location and condition of all ACM’s in a property, The register must contain a score.

i.e. condition, location, type.

If total greater than 18 action is required

Between 1-8 means monitor.

A

It came into force to help reduce the number of deaths caused from asbestos exposure and related diseases. Places obligations on the duty holder to control and manage the asbestos in non-domestic property,

-Taking appropriate steps to determine if there are any asbestos containing materials (ACMs) present.

-the amount, location and condition needs to be recorded.

-Presuming that materials contain asbestos unless there is strong evidence to indicate otherwise.

-Producing and maintaining up-to-date records of the location and condition of all ACMs.

Guidance note detailing best practice and ensuring legislation is abided by .

-Documents different asbestos containing materials (insulation, cement, coatings)

What would you do if you discovered asbestos on site?

A

If, during the inspection, the RICS member notes the presence of asbestos that in their opinion constitutes
a serious and immediate risk to health, Section 3 of the Health and Safety at Work etc. Act 1974 requires
them to inform the person in control of the premises as soon as possible, and advise them to obtain specialist advice.

Hazard vs Risks?

A

A hazard is something with the potential to cause harm to someone. The harm could be an injury or ill health.
Risk is the likelihood (whether high or low) of the harm being realised.
