What is the The Regulatory Reform (Fire Safety) Order 2005 (FSO)
Is a law that places responsibility on a designated responsible person to carry out regular FRAs and implement appropriate fire saftey measures in all non-domestic premises and common areas of residential complexes.
It applies to; commercial, industrial, public building - businesses, shops, offices, care facilities, factories, warehouses, community halls, schools, pubs, restaurants, hostels, hotels, and any person who is responsible for the common areas of multi-family housing units
- the order requires the responsible person takes reasonable steps to reduce the risk from fire and makes sure people can safely escape if there is a fire. and includes carrying out a fire risk assessment.
- This has be amended by the Fire Safety Act 2021.

What is the The Fire Safety Act ?
The Fire Safety Act is an amendment of the Regulatory Reform (Fire Safety)
Order 2005. This Act clarifies responsibility for building safety and applies to
the structure, external walls (including cladding and balconies) and individual
flat entrance doors between domestic premises and the common parts of a
multi-occupied residential building.

Fire Safety (England) Regulations 2022
Came into effect in January 2023 and are part of the Home Office’s fire safety reform program. They implement recommendations from the Grenfell Tower Inquiry Phase 1 report.
Here are some of the requirements of the Fire Safety (England) Regulations 2022:
Fire doors
Require regular checks to ensure they are in good repair and working properly. Responsible persons must also consider recommendations for improvements made during fire risk assessments.
High-rise buildings
Responsible persons must provide information to fire and rescue services to help them plan for and respond to fires.
Building information
Responsible persons must provide information about the building, including the number of storeys, basement levels, and the location of key fire-fighting equipment.
Floor plans
Responsible persons must keep a hard copy of the building and floor plans in a secure information box. They must also update the plans if there are any changes to the building’s layout or fire-fighting equipment.

What is the The Regulatory Reform (Fire Safety) Order (FSO) 2005?
The Regulatory Reform (Fire Safety) Order 2005 (FSO) is a legal requirement that ensures the safety of people from fire in or around a premises.
It places responsibilities on the “Responsible Person” for a premises, including:
-Carrying out or arranging a fire risk assessment
-Identifying people who may be at risk
-Reducing or eliminating fire risk
-Providing general fire precautions
-Making arrangements for planning, organizing, controlling, -monitoring, and reviewing protective and preventive measures
-Taking steps to find out if other responsible people have duties or share the premises
The FSO applies to all non-domestic premises, and commercial landlords are also responsible for carrying out regular fire risk assessments. The Fire Safety Act 2021 clarified that the FSO also applies to the structure, external walls, and flat entrance doors of blocks of flats.

What is REI fire resistance
Resistance - load bearing capacity or structural stability
Integrity - prevent passage of smoke or hot gasses
Insulation - thermal insulation, limit the transference of heat to unexposed side of structure
What is the fire triangle?
Fire requires:
1 a source of fuel
2 oxygen and
3 a source of ignition.
As long as these three elements can be kept separate, a fire cannot occur.
