What is the The Fire Safety Act ?

A

The Fire Safety Act is an amendment of the Regulatory Reform (Fire Safety)
Order 2005. This Act clarifies responsibility for building safety and applies to
the structure, external walls (including cladding and balconies) and individual
flat entrance doors between domestic premises and the common parts of a
multi-occupied residential building.

What does the Fire Safety (England) Regulations 2022 cover?

A

Fire Safety (England) Regulations 2022
Came into effect in January 2023 and are part of the Home Office’s fire safety reform program. They implement recommendations from the Grenfell Tower Inquiry Phase 1 report.
Here are some of the requirements of the Fire Safety (England) Regulations 2022:
Fire doors
Require regular checks to ensure they are in good repair and working properly. Responsible persons must also consider recommendations for improvements made during fire risk assessments.

High-rise buildings
Responsible persons must provide information to fire and rescue services to help them plan for and respond to fires.

Building information
Responsible persons must provide information about the building, including the number of storeys, basement levels, and the location of key fire-fighting equipment.

Floor plans
Responsible persons must keep a hard copy of the building and floor plans in a secure information box. They must also update the plans if there are any changes to the building’s layout or fire-fighting equipment.

What is the The Regulatory Reform (Fire Safety) Order (FSO) 2005?

A

The Regulatory Reform (Fire Safety) Order 2005 (FSO) is a legal requirement that ensures the safety of people from fire in or around a premises.
It places responsibilities on the “Responsible Person” for a premises, including:
-Carrying out or arranging a fire risk assessment
-Identifying people who may be at risk
-Reducing or eliminating fire risk
-Providing general fire precautions
-Making arrangements for planning, organizing, controlling, -monitoring, and reviewing protective and preventive measures
-Taking steps to find out if other responsible people have duties or share the premises

The FSO applies to all non-domestic premises, and commercial landlords are also responsible for carrying out regular fire risk assessments. The Fire Safety Act 2021 clarified that the FSO also applies to the structure, external walls, and flat entrance doors of blocks of flats.
