Give me an example of when you have acted with integrity?

A

I acted with integrity when dealing with a tenants in Wanastead who offered me services and I refused but also made sure that the incident was logged on my clients internal iethics system. I also informed my supervisor and followed up in writing.

Tell me about when you have provided a high standard of service.

A

I have provided a high standard of service while dealing with the Beaulieu Project. I made sure that my clinet was informed of progress and set up progress meetings on a two weekly basis. I recorded the action points and notes from the meetings and circulated these so that everyone was aware of progress and issues. I also made sure that my client was aware of any costs up front and updated them on a regular basis.

Tell me about how you have promoted trust in the profession.

A

I have promoted trust in the profession while dealing with the informaiton going out to the public during the Beaulieu Project. When being asked to review informtion for the public I made sure that all information and timescales were correct so that the public were not being misled in any way.

Tell me about how you treat clients with respect.

A

I treat all clients with respect and when I realised that I had to share infromation on what services my team could provide and how to instruct us I decided to do some presentations to teams so that I was able to try and communicate in a way that everyone would have the chance to see and understand. I invited teams to presentations, gave time for Q&A and also sent out follow up information after the presentation.

A

I treat other surveyors with respect in treating everyone as equal. I am a diversity and inclusion champion in my job and that means that I see the benefits of making sure we are a diverse organisation so that we can like the RICS have a diverse workforce in line with the public we serve.

Explain the key steps you would take if you decided to set up in practice as a sole trader after qualifying.

A

If setting up as a sole trader I would;
1. Informe RICS
2. Arrange Pii
3. Set up Client Money Handling Procedures
4. Set up complaints Log.
5. Elect a surveyor in another practice to be the Complaints Handling Officer.
6. Use a logo kit from the RICS
7. Arrange for a locum if it was needed.
8. Ensure CPD was booked and logged.

If a prospective purchaser offered you a financial incentive to accept their offer, explain how you dealt with this.

A

I would decline the offer and then report to my manager. I would also record this on my companies iethics system noting the details of the incident. I would refer to RICS countering bribery, corruption, money laundering and terrorist financing professional standard 2019. If this breaches anti bribery and corruption laws I would report to the relevant authorities.

A

I would initially discuss with my line manager and contact the Money laundering reporting officer in the company.

A

If I was suspicious that a cleint was involved in any terrorist activities I would initially discuss with my line manager and then I would contact the Terrorist activity police hotline number or online reporting tool. If it was an emergency situation I would call the police emergency number.

If I were to set up in practice on my own I would need Professional Indemnity Insurance, I may also need;
- Public Liability
- Buildings Insurance

A

I reported the issue to my manager straight away. I then recorded the issue on our internal iethics system. I also asked for another surveyor to deal with this tenant going forward.

A

I didn’t want to be in a position of any accusation of conflict of interest because this would go against the RICS Rule os Conduct No. 1 and the Conflicts of Interest professional standard 2018

A

I followed the RICS Guidance under RICS Professional Standard Rule 1 which considers honesty, integrity and professional obligations. As soon as I was made aware I reported the issues to my client.

Why did you need to recommend the tenant sought their own representation?

A

I recommended that the tenant seek their own legal advice because I was representing my clinet and therefore could not advise them. Also it is the right thing to do ethically, professionally and legally. The tenant had the right to see their own legal advise.
