  • Advice on how sustainable outcomes and value of aftercare activities.
  • BIM development reflected.
  • Addresses modern methods of construction, and the importance of considering these earlier in the process.
  • Clarity between Stage 2 and Stage 3. Acknowledges that Stage 2 is about getting architectural concept correct and signed off by the Client, and that Stage 3 is not about changing the concept, it is about design studies for portions of the building, detailed engineering analysis and getting the cost plan right.

Can you give some examples of assumptions you’ve made on a cost plan/estimate previously?

A
  • Prepared using current day pricing levels, with separate allowances for TPI and CPI.
  • Any clarifications made by design team.
  • No allowance has been made for any phasing of the works or working outside of normal working hours.
  • The procurement strategy is assumed to be competitive lump sum with all works tendered under one main contract.
  • Site has good ground conditions.
  • Areas are as per the area schedule provided by the architect.
  • Areas are intended for the production of the cost estimate only and should not be relied upon for any other purpose.

Difference between a defined and undefined provisional sum?

A

Defined is where there is sufficient detail for the tenderer to put a sum and make necessary allowances for the program, planning and pricing

Undefined is where there is not enough information to give an allowance and thus the Contractor may be allowed to an EoT or Additional payments
