what do you do on ur portfolio reporting

A

I collected all of the key factors that are affecting the value and show the clients the trend of the portfolio as well as the risk factors,

for example. I will compare the net initial yield, and equivalent yield with historical data on quarterly and annualy basis, then i will explain it to the clients and let them know if the NIY increases due to increase in income, means that the property is generating more income and profitable, but if the NIY increases due to fall in market value and income remains stable, means that that could be a red flag for potential market risks.

tell me about the industrial portfolio how you have managed the data?

A

North, South, East , West London Industrial

I gather the inputs for industrial from various reports published from estabilished valuation companies regarding rent growth, prime rent, developmetn pipelines, and vacancy rate. I also aggregated in house data ensuring that the information collected is up to date, i then used excel to organised all of the data collected and used the advanced function to crease visualisations .

A

i noticed that generally london rental growth by 7% for industrial , especially in south east london rental growth is at 7.2% in Q4 2023, development pipeline shows that supply is up by 37% as well YoY”

A

“in Q1 2024, portfolio reporting for APAC shows that, australian assets remain the highest stabilized cap rate at 5.86% followed by singaporean assets at 5%, which shows that the the expected return is the highest among the portfolio on australian and singaporean assets once it reaches a stabilized level of occupancy and income, clients could decide to invest more in both of these countries

Japanese assets have the lowest discount rates and exit cap rate among the whole portfolio showing that those assets have lower risk compared to other assets, these japanese assets are generally stable in the market and not as volatile as other countries thus they are good to use to diversify the risk of the whole portfolio”

Value trend analysis - walk me through

A

I was assisting my colleagues looking at 3 offices in china which is valued by external valuer on quarterly basis. In order to better understand the market trend , I developed a value trend analysis incorporating property values, income and expenses by quarterly basis with all of the historical data we have to look at the shift in values. with this i can easily notice what has driven the fair value down ,

for example, in Q1 2024 the value dropped by 13% due to an increase in both discount rate and exit cap rate, i questioned that valuer and theyr responded saying this is mainly due to the oversupply at that time in China which is leading to a very high vacancy rate
