Covenant of Quiet Enjoyment
Guarantee that a buyer or tenant has the right to exclusive, undisturbed possession of a leasehold estate and will not be disturbed by the previous owner, lessor or anyone else claiming interest in the property
Estate at Will
A leasehold estate with no specific termination
Estate for Years
A leasehold estate set to last for a specific period, after which it automatically terminates.
Eviction
Dispossessing or expelling someone from real property
Holdover Tenant
A lessee who remains in posession of property after th lease has expired; a tenant who refused to surrender possession of property at the tenancy’s end
Individual/Master Metered Utilities
Individual - The utility service to one or more dwelling units in a building is registered by an individual meter for each dwelling unit. Master - The utility service to a building with one or more rental dwelling units is registered by a single meter for the building
Lease
A contract where one party pays the other rent in exchange for possession of real estate; a conveyance of a leasehold estate from the fee owner to a tenant
Leasehold Estate
An interest that gives the holder a temporary right to possession of the estate without title
Lessee/Lessor
Lessee - Person who leases property
Lessor - Person who leases property to another; a landlord
Lock-Out
when a landlord uses physical force tor other means to get rid of a tenant instead of going throught the legal process
Occupancy

Periodic Estate
A leasehold estate that continues for successive equal periods of length until terminated by proper notice from either the lessor or the lessee
Retaliatory Evictions
When a landlord evicts a tenant in retaliation for complaining about code violations or violations or for participating in tenants’ rights group
Tenancy at Sufferance
Possession of property by a holdover tenant
