Environmental Impact Statement (EIS)
details a project’s impact on energy use, sewage systems, drainage, water facilities, schools, and other environmental, economic and social areas
External environmental hazards
those concerns that exist outside the boundaries of a property, which can have a significant impact on its valud
Asbestos
fibrous material derived from a naturally occurring group of minerals
Carbon Monoxide (CO)
a natural byproduct of fuel combustion, is a colorless, odorless gas released as fuel sources break down to produce heat.
Chloroflurocarabons (CFC’s)
chemical compounds containing chlorine, fluorine, and carbon atoms, and are known to deplete the ozone layer.
Electromagnetic Fields
invisible fields produced by electrically charged objects
Residential Lead-Based Paint Hazard Reduction Act
requires real estate licensees, property management companies, sellers, and landlords to disclose known lead paint hazards for homes built before 1978.
Sick Building Syndrome
a situation where people suffer from headaches, fatigue, nausea, sore throat, nose and eye irritation, and other symptoms present only while in a building with poor air quality
Underground Storage tanks (USTs)
store a variety of substances such as heating oil, gasoline, chemicals, and hazardous waste.
Urea-formaldehyde
a clear chemical used in manufacturing
Mold
a fungus that can grow anywhere and on any organic material.
Radon Gas
naturally occurring radioactive gas that emanates from rocks, soil, and water because of the decay of uranium.
Groundwater
is found in subterranean crevices or spaces
External Obsolescence
refers to an undesirable factor outside the property and is generally not curable. These can include highways, commerical buildings, railroads and power lines
Nuisance
Interference with the quiet enjoyment of land from the outside
