When do building regulations apply?
If you intend to:
1. Erect a building
2. Extend a building
3. Make an alteration to the building (examples include underpinning and re-roofing)
4. Provide, extend or alter services or fittings
5. Change the use of a building
How do you apply for building control?
- Full Plans
- Building Notice
- Approved inspector
What works are exempt from BC?
- Porches and conservatories not exceeding 30m2
- Detached garages not exceeding 30m2
- Detached buildings such as garden sheds not exceeding 30m2 and constructed of non combustible material or site 1m from the boundary
What happens when I want to start work?
- Builder notifies local council or appoints an approved inspector
- Building control will make necessary inspections in accordance with building regulations
- Building control will notify you when they want to inspect
- Once complete, the surveyor will carry out all necessary inspections and issue a completion certificate
