What is a single ply roof?

A

A flat, synthetic polymer based material, to provide a waterproofing layer in a single sheet

Either applied over deck (cold deck)
or directly to insulation (warm deck)

A

Warm Deck System (Sandwich)

The insulation was between the roof deck and waterproofing layer.

What is a soil stack? Why should this have been ventilated and capped?

A

Approved Document of H

Capped above roof level to remove odour away from the building.

If internal, Air Admittance Valve installed to balance pressure without release odour into void.

Please could you describe the cladding system at Curtain Road?

A

Insulated Ventilated Rainscreen cladding system.

Wall system attached to structural wall for non-structural finish.

Keeps wall dry whilst allowing it breathe, preventing any build up of moisture

External wall mounted still carried board, part filled with mineral fibre for insulation.

How did the approved waterproofing detail differ from the installation on site?

A

On site fibre board (carrier board) was observed in contact with floor, allowing this to soak up moisture.

Should have been elevated to exposed structure (if water-resistant), or treated with membrane/tape as per approved detail.

Unclear whether concrete was designed to withstand moisture as there were no internal or external barriers. May have been wicking through structure.
