BOMA & IRC (Residential SF) PRAC/IDPX Flashcards
If the glass is MORE THAN 50% of the wall area where is the measurement taken?
Inside glass surface of exterior wall
If the glass is LESS THAN 50% of the wall area where is the measurement taken?
Exterior wall’s inside surface
What is an incidential space?
Non-usuable space
Closets, structural columns, and walls
What is the Gross area?
The ENTIRE area and envelope of a building to the outside walls
What is NET area?
AREA dedicated and shared support
Actual area required for a client to perform all their functions
What is Primary circulation?
The path to access and exit egress from occupant areas
Main corridor to exit
What is Secondary circulation?
What you need INSIDE the tentant space to get from one office to another
Hallways between offices
What is an occupant area?
This is everything behind the front door of the space where personnel and FF&E are located
Includes NET area and Secondary Circulation area
What is Rentable area?
The total USABLE area PLUS allocations of the floor and buidlings common area
(Rent or money, what the landlord makes)
Lobbies, egress corridors, service spaces, restrooms, utility rooms
What is USABLE area?
Total space used by the tentant
(What the tentant uses)
does not include restrooms, stairs, elevators
What is an efficiency factor?
- How efficient the floor is
- Net/total occupant area
- Ranges from 0.6 - 0.8
- Includes columns, secondary circulation, etc..
- Take the NET and divide by GROSS
400 SF (Net) ÷ 500 SF (UA) = .80 EF
What is a load factor?
Ratio between Usable area and Gross area
* Take the Gross (total area or Rentable) and divide by the Usable (or occupant)
550 SF (RA) ÷ 500 SF (UA) = 1.10 LF
What is circulation factor?
Percentage of the USABLE space that is dedicated to circulation
100 SF (CA) ÷ 500 SF (UA) = Circulation Factor or .20 or 20%
Total Area (or gross) divided by Usable Area =
Load factor
Usable Area multiplied by LF (Load Factor) =
Rentable area
Rentable divided by LF =
Usable area
Net Area divided by EF* =
Usuable area
What is the recommended circulation multiplier (CM) range?
1.4 - 1.6 range
1.5 average
What is the recommended circulation factor (CF) range?
28% - 35% range
33% average
NSF x CM =
USF
USF -NSF =
Circulation area
Circulation area /USF =
Circulation factor
CF
NSF X (CM-1) =
Circulation area
General planning “rule of thumb,” Circulation Area comprises roughly what % of the total Usabel area?
20% - 40%
The Circulation Multiplier is used during the planning process to determine the total of what?
Usable area
The Circulation Multiplier is used during the planning process to determine the total of what?
Usable area
Circulation Factor represents the percentage of what?
Usable area space that consists of Circulation Area
The ratio of Open to Enclosed workspaces has the most
consistent correlation to the required amount of what?
Circulation area
As the portion of open work-spaces increases, what will also correspondingly increase?
Circulation Multiplier
How to calculate rentable area
- Divide net area by EF
- Mulitply by LF
Who is respobsible for calculating the load factor?
Building owner
What is Legacy Method A?
- The rentable area divided by the usable area for each floor
- Calculates individual load factors for each floor according to floor configuration
Load factors PER floor method
What is Legacy Method B?
- The net area divided byusable area instead of the R/U ratio rentable area divided by usable area
Single load factor PER building method
Residential SF
For residential square footages, ALL habitable rooms must be a minimum of how many squaret feet, except kitchens?
70 SF
IBC 1207.1
Residential SF
What is the minimum room size a habitable room?
7’ x 10’
70 SF
Residential SF
One room must be at least how many square feet?
120 SF
IBC 1207.3
Residential SF
Kitchens require a MIN of __________ clear passageway between appliances and wall or counters
36”
IBC 1207.1
Residential SF
Bathrooms and Showers Clearances example
Please note these are MINIMUM dimensions
Residential SF
What is the MIN ceiling height in basements and bathrooms?
6’ - 8”
Residential SF
What is the MIN ceiling height everyhwere else, except the basement and bathroom?
7’ -0”
Residential SF
What is the allowed measurement in a basement to teh bottom of a beam or girder?
6’ - 4”
IBC 1207.2
Residential SF
Spaces with ceilings lower than 5’ are not considered what?
Habitable
IBC 1207.2
Residential SF
Ceiling height example
What is a boundary area?
The peripheral extend of all measured areas
If the boundary area line differs from one side of the column to the other, it is adjusted where?
At the center of the column width
In a multitenant floor plan, is the lobby considered part of the USF?
NO, the lobby is an exclusion of the USF because it is shared by ALL tenants
As a single tenant floor, is the lobby considered part of the USF?
YES
In a mult-story/multi-tenant floor, is the circulation space considered part of the rentable area?
YES, but only a prorated percentage is added to the rent
What is Circulation AREA?
This area is the SF dedicated to circulation within a tenant space
* It is NOT a percentage or factor
* It can be calculated by subtacting the net area from the usable area
500 SF (UA) - 400 SF (NA) = 100 SF of circulation or CA
What is Circulation MULTIPLIER?
This number is a proportion of open (circulation) to enclosed spaces (offices/program).
* ONLY applied to NET area
400 SF (NA) ÷ 100 SF (CA) = 4.0 -This is the CM. (100 x 4 = 400SF)
Circulation can be added to Net assignable Area (NA) to get the what area?
USABLE
* 400 SF (NA) + 100 SF (CA) = 500 SF (UA) -this is if you only get SQ FT and no factor or percentage to multiply
Example of the calculations going backwards (from large to small)
To calculate backwards.
R/A ÷ LF = Usable (or Gross)
7,200 ÷1.2 = 6,000 SF (Usable)
Now with the Usable (Occupant or Gross) area you need to arrive at the Net Area
Usable (Gross) area x EF = Net
6,000 SF (usable or occupant gross area) x .75 (EF) = 4,500 SF (net area/assignable area)
