What is AIA B101
Contract between Owner and Architect
State the exact verbiage from Standard of Care
The Architect shall perform its services with the professional skill and care ordinarily provided by architects practicing in the same or similar locality under the same or similar circumstances. The Architect shall perform its services as is consistent with such professional skill and care and the orderly progress of the project.
What is the first task under basic services that architect must provide?
Creating a schedule of when Architect’s services are to be completed
What is the first design task?
To review the program the owner provided during schematic design phase
What’s the difference between Supplemental and Additional Services
Supplemental services is work written in the contract
Additional Services is work added after the project starts
What are two obligations the Architect has to the owner that are the same in SD/DD/CD phases?
Architect owes owner cost estimate and provide Design Documents at owner’s request.
What is the owner’s responsibilities when it comes to coordinating the work of Owner’s consultants with the work of the architect?
-Owner is to coordinate the work of their consultant with the work of the architect; example GEOTECH AND CIVIL
-the architect is responsible for coordinating work of own consultants

- Development of BIM Modeling for Post-construction use

What’s included in the cost of construction?
-All elements of the project specified or designed by Architect.
INCLUDES:
-Contractor Overhead and profit (typically not listed in design-bid-build) so cannot be exluded as it relates to architect’s compensation
What is not included in the Cost of the Work?
-Land Costs
-Financing
-Contingencies
-Other things owner pays for directly
What if the owner want to save money on Lumber for a project?
If owner brings own materials, lumber, etc. that stuff does NOT count toward cost of work, a reasonable value must be assigned
What happens if all bid receieved are higher than the owner’s budget?
Owner can:
-Increase Budget
-Rebid or renegotiate
- End project
-Revise the program or scope
- Anything else that owner and Architect agree on
Is the architect entitled to any compensation if they are required to change construction documents at this point?
The architect is required to provide services for all options that owner decides to readjust budget.
Eating into the design fee
-If bids come in too high due to “market” conditions the architect couldn’t have reasonable anticipated
What is the arch8itect’s requirement to inspect the work during the construction Phase? If B101 is not clear what is the other document that clarifies this?
-Inspection of work twice
1. Substantial Completion
2. Final Completion
