How can you establish Site Conditions in SD?
Site survey (full feature survey) - locate services, boundary locations, north point, prevailing winds, site levels, any easements, site features including landscaping, significant trees, neighbouring properties, boundary walls, basements to neighbouring properties
Existing buildings survey
Detailed off-site service studies: confirmation of services serving site in question, determination of requirements
What is Concept/Schematic Design?
Two main components to SD:
Establishing conditions that control project
Establishing a conceptual response to project brief
How do you develop a brief in SD?
Type of brief: client supplied (check for completeness & clarity), or return brief (where detailed brief lacking)
Establish Brief requirements (accommodation, car parking, design intent/vision, ESD, budget)
Acceptance of brief (both parties)
Review and revise at each stage of project
What sort of Statutory Controls need to be considered in SD?
Town Planning scheme requirements (plot ratio, zoning, car parking ratios, setbacks, height restrictions, design guidelines) R-Codes (residential density) BCA (building class, access and egress, facilities and occupancy rates - toilet numbers, fire, car parking) Australian Standards (disabled access, car parking)
What is a Concept Design?
Establish driving concept for project - Design Statement
Formulate key drivers and always refer back to them - these will change and grow as project evolves
Concept diagrams
What sort of research should be done in SD?
Good practice to look at current and past examples of the building type you are working on
Establish a review process - which have been successful and why
What is the Schematic Design Process?
Obtain and review all relevant controls
Create functional relationship diagram - establish key relationships between spaces
Meet regularly with client
If consultants engaged, establish key principles (basic structural requirements, basic service requirements)
Produce plans, elevations and perspectives for client sign off and DA
How do you establish Project Cost Control in SD?
Engage QS as soon as possible
Always have contingency sums (incl. design contingency)
Important to have good relationship with QS (more familiarity, better estimates)
Revise estimate at end of each stage to ensure project stays in line with agreed budget
If client refuses to engage QS: you are not an expert. Ask builder to provide ballpark figure.
What happens at the end of SD?
Before proceeding to next stage, get instruction from client to proceed
Keep records of all communications/instructions
Feedback - clarify outstanding information
