What are some internal Post-project things to do?
Post-occupancy review
Review of contractor, consultant performance, profit/loss
Record finalisation/archiving - update all documents to completion status, save record copies
Photography - for office records and also professional
What is defects liability period ?
Length stated in annexure of contract, typically 12 months from PC
Contractor obliged to rectify any defects/omissions in the work at PC as soon as practically possible
If contractor does not rectify defects in a reasonable time period, funds can be taken from retention sum to pay for another contractor to undertake
Superintendent may instruct contractor to rectify any occurring defect at any time during period
How are Final inspections carried out?
At end of DLP, notify consultants, conduct final inspections, correlate consultants lists and issue schedule to contractor with required date for completion
On receipt of contractors confirmation of completion, re-inspect and sign-off defects
What is the Final Payment Claim and when is it lodged?
Once all variations settled
Within 28 days of expiration of defects liability period, contractor lodges final payment claim
If no claim made, after this time, further claims barred
Often just a formality and for release of security
What is included in the Final Certificate, and what does it trigger?
Issued by architect when contract completed (end of DLP)
If LDs apply, to be taken off final certificate
Issued within 14 days of receipt of final progress claim
Unless disputed within 15 days, deemed that contract has been completed
Principal shall release retention moneys 14 days after final certificate
