Project delivery method. Owner holds separate contracts for design and construction.
Design-Build
Project delivery method. Owner has one contract with the design-build entity. Referred to as single-source project delivery.
Fast-tracking
A practice utilized to speed up a job by overlapping the design and construction phase. often applied to design-build project delivery.
Integrated project delivery
Any project delivery that contractually engages the contractor responsible for constructing the project at the beginning of the design process. design-build & at-risk CM are IPD
Multiple Prime
Owner bypasses the use of a general contractor and enters into multiple separate contracts with subcontractors for various sections of the work.
Scope of work
Parameters defining the overall extent of work to be included in a construction contract. Scope is communicated through plans and written specs

Process in which various alternative approaches are evaluated and considered regarding design, product selection, or building system. To provide the most efficient and cost-effective solution. All relative to the value in response to the owner’s desires.
