a set of interconnected elements that affect the whole; an interrelationship between things that need to be looked at in its entirety to be effective.
Systems Approach
a special management service performed by a third party who is under separate agreement with the owner during the construction phase of the contract.
Construction Manager
an individual representing the owner who has overall responsibility for the project.
Project Manager
a party who acts for another party and binds that party by those acts.
Agent
a person who develops land through construction and maybe the owner or represents the owner of the land.
Developer
a person employed to represent a contractor on a construction site, who is in charge of daily operations, labor, and supervises/manages the work; reports to project manager.
Superintendent
Foreman
a person in a supervisory position who directs the work activities of the labor crews. Not considered management, but labor force.
an individual who is responsible for the layout of work and interpretation of the construction documents; reports to project manager.
Field Engineer
people who are trained in a specific skill. Journeymen are fully trained in a specific skill; Apprentices are journeymen-in-training, they are learning a specific skill.
Tradespeople
Stage of completion where the project is fit for occupancy and use for its intended purpose. This is typically when the Warranty period starts.
Substantial Completion
Is the owner’s acceptance of the project from the contractor after the entire work is completed, tested and inspected in accordance with the contract requirements. This is when final payments are made to the contractor and subsequently subcontractors (the last 10%).
Final Acceptance
Person or company that supplies materials to a project through a purchase order.
Vendor
Work that is completed by the general contractor with its own skilled labor force.
