What is blockbusting?
Encouraging people to sell or rent their homes by claiming that entry of a protected class of people into neighborhood will have some sort of negative impact on property values.
What is steering?
Steering is the channeling of homeseekers to particular neighborhood or discouraging potential buyer from considering some areas.
What is redlining?
Refusing to make loans or give insurance to someone for reasons other than economic qualifications.
What kind of advertising is prohibited?
Advertisements of property for sale or rent must not include language indicating a preference or limitation.
Prohibited appraising?
Appraiser may consider any factors that affect property value except race, color, religion, national origin, sex, familial status and disability.
Who administrate the Fair Housing Act?
Department for Housing and Urban Development (HUD).
What is penalty for violating the Fair Housing Act?
$16,000 for the first offense
$37,500 for the second offense within five years
$70,000 for the third offense within seven years
