What is zoning?
A regulatory tool that helps communicates regulate and control.
What is zoning ordinance?
Implement the comprehensive plan and regulate control of land and structures.
What is PUD?
A planned unit development mixed use development.
What is taking?
Thru Eminent Domain the exercise of the 5th Amendment of the Constitution to take land for public interest.
What is inverse condemnation?
An action brought by a property owner seeking just compensation for land that is impacted by an imminent domain.
What is a conditional-use permits?
Allow nonconforming but related land uses. aka special use permit. Special use defined as allowable conditional use within that zone.
What is a variance?
A permit prohibited land use to avoid undue hardship.
A use that doesn’t fit into zoning ordinances. (Set back)
What is a nonconforming use?
Aka “grandfathered”, a use that existed before the enactment of zoning uses.
What are the building codes?
The minimal standards for construction.
What is the certificate of occupancy?
A permit that allows a property to be used, and meet all building codes, the minimal standards.
What is a subdivider?
Someone who segments land into multiple parcels.
What is a developer?
constructs improvements on subdivided parcels.
What is density zoning?
The restrictions zoning commissions place in particular zones for number of units or square footage.
What is a restrictive covenants?
Limitations to the use of property imposed by a past owner or the current owner and are binding on the future grantees.
What are covenants, conditions, and restrictions?
Aka CC&R, are private rules set up by a developer that set standards for all parcels within a defined subdivisions.
What is the Interstate Land Sales Full Disclosure Act?
Prevent fraudulent land is sold without being seen by the purchasers. Requires disclosure of material facts.
What is a buffer zone?
To ease transition from one use to another.
What is a subdivision?
A parcel subdivided into multiple forming a neighborhood.
What is a deed restriction?
Limitations to the use of property imposed by a past owner or the current owner by inclusion in the deed to the property and binding on all future owners.

What is ILSA?
Federal Interstate Land Sales Full Disclosure Act (ILSA), regulates the interstate sale of unimproved lots in subdivisions of 25 or more of less than 20 care each.
