Adverse Possession
A legal agreement whereby a property owner voluntarily and permanently limits the use of the land to protect its conservation value
Conservation Easement
An agreement , as in legal contract
Covenant
Private limitations on the use of property, contained in the deed as a means of controlling the quality or character of a subdivision or specific piece of property
Deed Restriction
Land that benefits from an easement
Dominant Parcel
The right acquired by the owner of one parcel of land to use the adjacent land of another for a specific purpose. There must be both dominant and servient
Easement Appurtenant
An easement given to a landlocked owner by the court system to provide a way of ingress and egress for the landlocked land
Easement by Necessity
An easement that benefits a person or company rather that benefitting another parcel of land; can be personal or commercial
Easement in Gross
License given to an individual for a specific reason (hunting and fishing) can be revoked
Easement Personal
The non-ownership right by a person to use the land of another for a specific purpose. And easement is irrevocable and creates and interest in the the property

Injunctive Relief
Any claim, lien, or liability that clouds the title to real property but does not prevent its conveyance
Encumbrance
A lien against ALL property of a debtor, instead of a particular piece of property
General Lien
A general lien placed by the IRS for non-payment of income taxes
Income Tax Lien
A lien that arises by operation of law, without the consent of the property owner.
Involuntary Lien (Statutory Lien)
A lien placed by court order
Judgement Lien
A nonpossessory interest in property, giving a lienholder the right to foreclose if the owner does not pay a debt owed to the leinholder

A lien that attaches only to a particular piece of property
Specific Lien
A negative easement that allows a dominant tenement to prevent the subservient tenement from doing something on the land because if could affect the dominant land.

A lien placed against property with the consent of the owner, such as a mortgage or deed of trust
